In-Depth Pricing Analysis

Following our initial consult, our expert team of agents will create a Comparative Market Analysis (CMA) as part of the home listing process. This comprehensive tool analyzes the market, evaluates your specific neighborhood conditions, reviews recent housing data for your area, and assesses the condition of your home to determine the most accurate sales price, ensuring you receive top-notch real estate services.

Preparing Your Home

Taking into account our discussions about your goals and the Comparative Market Analysis (CMA), we will begin preparing your home for our upcoming listing date as part of the home listing process. 


We will provide recommendations for cosmetic and maintenance updates that require minimal effort but can significantly enhance your home's value. These may include:


- Fresh paint

- Cleaning, repairing, or replacing flooring

- Necessary maintenance system inspections


If staging options are suitable for your home, we will make suggestions and assist in implementing those decisions as part of our real estate services. 


Additionally, we will determine if a pre-listing inspection is necessary for your home. For older properties with potential major unknowns or those with significant deferred maintenance, this inspection is the best way to assess the overall health of your home. It will help identify larger improvements needed to maximize your ROI, as well as minor cosmetic repairs that will enhance the quality of your listing photos, ensuring an immaculate first impression.

Marketing Your Home & Hitting The Market

Your list date is here! It is now time to put your home on the market and let the home listing process begin. A Comparative Market Analysis will be conducted to ensure your home is priced competitively. Professional photography will be taken to showcase your home exceptionally. A yard sign with customized listing flyers will be placed to attract prospective buyers. Our digital ad campaigns, social media listings, and print ad campaigns will go out to begin drawing attention and prospective buyers and agents to your listing. 


Once your listing is active on the RMLS and listing search engines, we will begin the showing process. Showings will be scheduled by appointment only and tailored to your availability for buyer and agent access. Our real estate services include scheduling showings through our administrative team, and requests for approval are sent directly to you for your convenience.

Mutual Acceptance

We've negotiated a successful offer, and the home listing process can now begin! We will communicate with all professional parties involved, relaying all pertinent information to keep the process seamless and stress-free for you. A timeline of dates that includes each action item will be provided, ensuring clarity throughout the real estate services we offer. We will meticulously track all contingency dates and their expiration, expertly moving through each to make sure you are purchasing a solid home at the most favorable terms. During the home inspection period, we will coordinate with the Buyers Agent to schedule the inspection at a time that is most convenient for you, negotiating repairs and ensuring completion of the agreed-upon terms. Additionally, we will navigate the appraisal process for you, taking into account any potential changes to the property's value, all while providing you with a Comparative Market Analysis to inform your decisions.

The Closing Process

Once the inspection is completed and the Buyer has satisfied the various conditions set by their lender, their application will be ready for final funding. Throughout the home listing process, we will provide comprehensive real estate services to ensure a smooth transition between each step, making the move to closing seamless. Prior to our closing date, you will meet with the escrow officer at a time that is convenient for you to sign the final documentation. On closing day, we will await confirmation that we have recorded everything and will arrange for the key handover.
