Our initial meeting begins with getting to know you, your families needs, and your goals for listing your home.

We will walk through your home and take a look at the current market conditions and how this correlates with your goals for price, time on the market, and next move. Factors like:

  • Are there any beneficial improvements to be made to maximize ROI?


In-Depth Pricing Analysis

Following our initial consult our expert team of agents will assemble a Comparative Market Analysis (CMA). This comprehensive tool analyzes the market, your specific neighborhood conditions, recent housing data for your area, and the condition of your home to determine the most accurate sales price. 

Preparing Your Home

Taking into account our discussions about your goals and CMA we will begin preparing your home for our upcoming listing date. 


Recommendations for cosmetic and maintenance updates that require little of you but may make a huge difference for value

  • Fresh paint
  • Cleaning, repairing, or replacing flooring
  • Necessary maintenance system inspections
  • Should staging options be appropriate for your home we will make suggestions and implement decisions


Determining if a pre-listing inspection is necessary for your home

  • For an older home with potential major unknowns, or a home with lots of deferred maintenance, this is the best way to give us the complete health of your home
  • Identify any larger improvements that should be made to maximize your ROI
  • Minor cosmetic repairs that will enhance the quality of listing photos for an immaculate first impression


We will be there to support you through the entire preparation process. Anything from proving vendor recommendations to assisting with project management.

Marketing Your Home & Hitting The Market

Your list date is here! It is now time to put your home on the market and let the active process begin. 

  • Professional photography will be taken to showcase your home exceptionally
  • A yard sign with customized listing flyers will be placed to attract prospective Buyers
  • Our digital ad campaigns, social media listings, and print ad campaigns will go out to begin drawing attention and prospective Buyers & Agents to your listing


Once your listing is active on the RMLS and listing search engines we will begin the showing process.

  • Showings will be scheduled by appointment only and tailored to your availability for Buyer and Agent access
  • Showings are scheduled through our administrative team and requests for approval are sent directly to you for your convenience 

Mutual Acceptance

We've negotiated a successful offer and the contract process begins!

  • We will communicate with all professional parties involved and relay all pertinent information to keep the process seamless and stress-free for you
  • A timeline of dates that includes each action item for you will be provided 
  • We will keep track of all contingency dates and their expiration. Expertly moving through each contingency to ensure you are purchasing a solid home at the most favorable terms for you
  • We will navigate the home inspection period, working the Buyers Agent to schedule the Buyers inspection at a time most convenient for you. Negotiating repairs and ensuring competition of agreed upon terms
  • We will navigate the appraisal process for you and any potential changes to property value

The Closing Process

 Inspection is completed, the Buyer has met the various conditions their lender has given and their application is ready for final funding.

  • We will facilitate a smooth transition between each step and move to closing with ease
  • You will meet with the escrow officer prior to our closing date at a time that works best for you and sign the final documentation
  • On closing day we will await word that we have recorded and arrange turning over key
