BUYERS

Buyer Consult

  • Whether our first introduction comes by professional connection, personal referral, or your direct inquiry we will always start with a consult. We like to take the time to get to know you and the goals for your next purchase. We'll take the time to determine your budget and brainstorm your wants, non-negotiables, and deal breakers. 
  • We'll get you set up with a trusted lender, should you not have your own, and begin getting you preapproved for your mortgage.
  • We will then establish a personalized roadmap for our journey to your next home.
    • This will start with laying out your timeline including a preferred close and move in date
    • Mapping out the area, neighborhood, or zip code you prefer to live in
    • Matching current and upcoming listings with your bedroom - bathroom - square footage needs

The tour of homes begins

  • After our initial consult, we will begin putting together a selection of homes for us to tour together
  • We will schedule full tours and homes here and there as your schedule permits and as homes hit the market that are a match
  • We will provide Broker only insight on each property you view
  • We will act in your best interest as the liaison to communicate with the Sellers and agents 
  • Once we've found the one we will navigate the offer process for you 


You've found the one

  • We will now sit down and discuss terms for curating a competitive offer
  • We will handle all aspects of negotiation and present a winning offer to the Sellers
  • All paperwork will be meticulously handled on your behalf
  • We will provide knowledge and advisement to navigate the terms of any counteroffers presented

Facilitating your journey home

Mutual Acceptance

  • We've negotiated a successful offer and the contract process begins!
    • We will communicate with all professional parties involved and relay all pertinent information to keep the process seamless and stress-free for you
    • A timeline of dates that includes each action item for you will be provided 
    • We will keep track of all contingency dates and their expiration. Expertly moving through each contingency to ensure you are purchasing a solid home at the most favorable terms for you
    • We will navigate your home inspection period, scheduling and attending inspections on your behalf. Negotiating repairs and ensuring competition of agreed upon terms
    • We will navigate the appraisal process for you and any potential changes to property value

The Closing Process

  • Inspection is completed, we've met the various conditions your lender has given you and your application is ready for final funding
  • We will facilitate a smooth transition between each step and move to closing with ease
  • You will meet with the escrow officer 2-3 days prior to our closing date and sign the final documentation
  • On closing day we will await word that we have recorded and arrange turning over keys
